Whole-ownership condominiums here trade in the millions — a three-bedroom listed at $6.5 million. In the same building, 1/12 residence club interests trade for a fraction: a furnished studio at $96,000 with a guaranteed week and twenty-one further days; a 1,382-square-foot two-bedroom Grand Suite at $389,000 with a guaranteed week 50.
A buyer comparing headline figures at this address would be comparing a home with a timeshare. The register records whole ownership on this development, flags the club product, and will give the fractional interests their own record once their count is published. CityRealty's recent-sale average of about $650 per square foot for the building is only intelligible once the two are separated — and unseparated it is the kind of number that ends up in a market report.
The building itself is the oldest in this register by construction: Astor's Beaux-Arts hotel, with Astor Court, the King Cole Bar, the signature butler and twice-daily maid service extended to owners. Very few hotel-condominium buildings anywhere are sold for full ownership at all.
