Houston, United States. St. Regis. A thirty-eight-storey tower in River Oaks — and a published sell-out.
The developer published what the whole building is expected to make: USD 500 million if every residence achieves its expected price. Almost no record in this register carries a whole-building figure, and this one comes from the developer rather than from a broker's arithmetic. It is a forecast, not a result, and the register carries it as stated.
All the penthouses went under contract before the ground was broken. One was later relisted at USD 14.5 million — about USD 3,100 a square foot, described as a record for Houston-area high-rises. Seven penthouses of 4,500 to 6,500 square feet, plus a 9,000-square-foot residence on the thirty-third floor; standard homes from USD 3 million at 2,000 to 4,500 square feet, from the tenth floor up.
Buyers are combining units, and the developer says why: they come from larger single-family houses. That is a documented reason the delivered count will not match the plan, and the register notes it against the count rather than assuming the drawing survives. One more Houston fact worth recording plainly — full-building backup generators are marketed as a feature, which in this city they are.
Who it is not for
Not for a buyer treating USD 500m as a valuation: it is the sum of asking prices if nothing changes, and units are already being combined. Not for anyone who wants it now — groundbreaking was spring 2026 and completion is expected in early 2029.
