Four agencies publish four ranges for the same building, and two of the ceilings differ by twenty million dollars. *From $2m to $30m* on one page; *about $2m with penthouses to $15m* on another; $1,699,000–2,539,000 for the one-bedrooms on a third; and a buyer's guide giving $1.7m–9.65m+ across 879–2,880 square feet at $1,750–3,733 a foot. A thirty-million ceiling and a nine-and-a-half-million ceiling cannot both describe one building. The register carries all four.
And the brand's own site still says it has not been built. *The St. Regis Residences, Boston has not yet been constructed. The information on this website is provided for marketing purposes only* — four years after completion and three after residents moved in. A marketing page that outlived its own building, and a reminder that a developer's own words are a source with a date, not a fact.
The building itself: 114 condominiums over 22 storeys at 150 Seaport Boulevard, directly on the water, by Elkus Manfredi for Cronin Development, drawn in the curve of a sail projecting into Boston Harbor. Butler service, private health club, indoor pool, wine vault, guest suites, a golf simulator, and a Grand Penthouse over ten thousand square feet on two levels.
Who it is not for
Not for a buyer who has not asked which range applies: the published ceilings differ threefold. Not for anyone wanting privacy from the market — units are let, and three of the 114 were available at once with a minimum rent quoted.
