Bal Harbour, United States. St. Regis. Three oceanfront towers at 9701–9705 Collins Avenue, opened at the start of the 2010s.
This is where the St. Regis residential model was proved in Florida, and it was built by a joint venture rather than by a hotel company. The Related Group and Starwood developed it together on the site of the old Sheraton Bal Harbour, opposite Bal Harbour Shops, with Lucien Lagrange as design architect, Sieger Suarez as architect of record and Yabu Pushelberg on the interiors.
The three towers mix condominium residences, hotel-programme units and residence-club inventory in one complex, and that mix is the single fact a buyer here has to understand before anything else. A residence, a hotel-programme unit and a club interest carry different use rules, different carrying costs and different resale markets, and they sit floor by floor in the same building.
The register carries no unit count for this development, and that is deliberate. Published figures run 202, 268, 270 and 417 depending on what the counter includes; completion is given as both 2011 and 2012; storeys as 25, 26 and 27. Four sources, four answers. The record holds the spread and waits for the condominium documents rather than choosing the number that reads best.
Who it is not for
Not for a buyer who wants a single clean asset class: this is three towers of mixed inventory, and the diligence is about what you are actually buying rather than which floor it is on. Not for anyone who wants a quiet address — Collins Avenue and the Shops are the point of being here.
