Sizes come as 1,532–3,331 square feet, 1,500–3,300 and 1,530–3,330. Entry as *approx. USD 2 million*, *from USD 3M*, and USD 2,986,900 on an aggregator, against a ceiling of USD 15 million-plus.

The developer's own disclaimer explains why. *Oral representations cannot be relied upon*; only the Prospectus required by section 718.503 of the Florida Statutes states the offering. Every agency figure above is marketing rather than a representation of the developer — which is exactly how five of them come to disagree, and why the register carries all of them instead of picking the most repeated. The most repeated number is still not the developer's.

The building: 1717 N Flagler Drive on over an acre of downtown waterfront, by Related Group with BH Group through 1717 N Flagler Drive Venture LLC, architecture Arquitectonica, interiors Rockwell Group. A hundred per cent residential with no hotel, managed by The Ritz-Carlton Hotel Company — the register's `S4` code, and described by one agency as the brand's first all-residential building of its kind.
