Waikīkī, Honolulu. The Ritz-Carlton. Two towers of 554 homes that are also the island's largest hotel suites.

A building that is a hotel when its owners are away. Irongate — which built Trump Tower Waikiki — put two Guerin Glass towers a few blocks from Waikīkī beach: the Ewa Tower of 308 homes, finished in 2016, and the Diamond Head Tower of 246, finished in 2018 and folded at its top to face the crater. All 554 are owned fee simple, and an owner may live there or place the residence in the Ritz-Carlton's rental pool, which is how the resort counts 552 rooms and suites and calls itself Oʻahu's first Ritz-Carlton.

The register writes it as residences and states the arrangement, as it does for the condo-hotels at Seseh and Miami Worldcenter: the homes are sold and owned, and the hotel exists because owners let them. Completion dates differ by source — the second tower is 2018 at the agents and 2019 at its architect.

Who it is not for

Not for a buyer who wants an entirely private building: most neighbours will be hotel guests.
