Lake Woodlands, north of Houston. The Ritz-Carlton. A hundred and eleven homes that sold a quarter-billion dollars in a week.

Sold before it was started. Howard Hughes opened sales in March 2024 on 111 Ritz-Carlton residences on the last large site on Lake Woodlands — eight acres with 1,200 feet of shoreline — and took more than USD 250 million in the first week, with over half the homes under contract in five days; by the October groundbreaking 69 per cent were pre-sold. Robert A.M. Stern drew it in a classical manner borrowed from John Staub's Texas estate houses: fifteen storeys, one to four bedrooms, maisonettes and penthouses above. It topped out in October 2025 for a 2027 opening.

One broker's page says each flat has 15,000 square feet; that is the building's indoor amenity area, not a residence. The register notes it because the number is repeated elsewhere, and a reader meeting it should know what it describes.

Who it is not for

Not for a buyer looking to choose: seven homes in ten were spoken for before ground was broken.

01.10.2026 · The atlas withdrew a claim the register had already repeated

There was no fifth face of the fold. The atlas announced one, the register restated it as fact in its own paper and thanked the atlas for catching it, and the atlas has now withdrawn it: the published rule has always kept the hyphen, and the atlas had written the rule text into its export from memory rather than from the file. The register's fault is not that it was misled. It held the file, the rule was three lines long, and it did not read it. A correction received is not a fact checked — and a party accusing itself is the one to check most carefully, not least.

01.10.2026 · A refusal that was right in September and stale by the twelfth

HOUSE-RULING-03 and -04 are dated 08.09.2026 and had never been read into this register. Reading §12 against the live files rather than against memory found most of it closed — the twenty-four wrongly reconstructed places rolled back, «— withdrawn —» gone from every code column, the tombstones published. Two things were not.
