The Ritz-Carlton Residences, Georgetown

Georgetown, Washington DC. The Ritz-Carlton. Twenty-eight residences in a converted incinerator by the Potomac.

Editorial entry · sources recorded · property confirmation pending

Twenty-eight residences inside a converted incinerator, a block from the Potomac. The brick industrial building was remade by Handel Architects as a hotel of 86 keys, the residences, a fourteen-screen cinema and parking for 350 cars; the smokestack became a private dining room sixteen feet across, and the gantry crane that once fed the furnace was kept in the lobby as a found object. Delivered in 2003.

Three facts are published two ways, though not evenly. The address is 3150 South Street NW at 31st Street in five sources, including building pages drawn from the listing service, and 3100 South Street in one. The incinerator is dated 1932 by its architect — which records that it burned the city's refuse until 1971 — and 1934 by one broker. The developer is Millennium Partners — which, the encyclopaedia records, sold the condominiums from USD 2 million to cover the hotel's debt service — in one account and EastBanc in two; a second practice, Shalom Baranes Associates, also lists the project. The register records the balance and resolves none.

A penthouse sold for USD 11 million in March 2022, a record for a Washington condominium at the time, per the architect's press list. The Ritz-Carlton West End, delivered three years earlier from the same 1998 franchise deal, is held as its own record.

Who it is not for

Not for a buyer who needs one address on the deed search: two are published for the same building.

21.09.2026 · Four American records written: Washington, Georgetown, Boston, Los Angeles

The Ritz-Carlton's West End building in Washington — a hotel and two residential towers on one block, 2000 — is given as 161 and 162 homes, and its club under three names from three operators. Georgetown, from the same 1998 franchise deal, turned out to be a separate development: twenty-eight homes in a converted incinerator whose smokestack became a dining room, now its own record, with its address, its building date and its developer each published two ways.

22.09.2026 · Sources re-read: links restored to nineteen records, and five cards corrected

The Ritz-Carlton Residences, Georgetown: the address stands at 3150 South Street in five sources against 3100 in one, and the architect itself dates the incinerator to 1932. Burj Binghatti Jacob & Co Residences gains a third height, 595 metres, from the encyclopaedia's own data record; W Residences Al Marjan Island and Four Seasons Private Residences Boston gain the licensors' disclaimers, and Hyde Residences Dubai Hills its interior designer and a second floor count.
