The Ritz-Carlton Residences at Chevy Chase
Chevy Chase, United States. Ritz-Carlton. Sixty-five homes, and a developer paying a year of fees to sell the last three.
A close-out incentive is on the record, and almost nothing else here has one. *Building close-out — only three homes remain. The seller is offering 12 months of paid condo fees for agreements submitted by 15 February 2025.* A developer subsidising a year of a buyer's fees to finish a sixty-five-unit building three years after completion is a fact about absorption, and the register sets it against the price rather than beside it.
And units are being let. Rental portals list the building as an apartment community with price drops, under a second address — 8507 Connecticut Avenue against the developer's 8551. A branded condominium closing out with a fee subsidy while its owners let units is a different product from the one the launch described.
One price claim is implausible and the register says so. The developer's own page gives the top collection, Lion and Crown, from about USD 2.15 million for at most 2,202 square feet. A brokerage page states that *penthouses surpass USD 5 million* — about USD 2,270 a square foot in suburban Maryland. It is carried as published and marked as contradicted by the developer's figures.
Sixty-five condominiums over six storeys above retail at Chevy Chase Lake, by Bozzuto, completed 2022, from about USD 850,000 — below the register's usual band and entered on the Mercedes-Benz Places rule. Columbia Country Club is nearby and named as a neighbourhood feature; no right to it is recorded.
Who it is not for
Not for a buyer who wants an owner-occupied building: units are on the rental market. Not for anyone relying on the USD 5 million penthouse figure — the developer's own ceiling is less than half of it.
