The name on the door has changed twice, and the register records the building under the name it carries now. Offered in 2009 as the Ritz-Carlton Club and Residences — 84 whole-ownership condominiums and 62 fractional club residences on the site of the old Kapalua Bay Hotel — its unsold components were foreclosed in 2013 by a lender joint venture, Island Acquisitions, which brought in Montage. Kemmons Wilson bought the remaining residences and the hotel spaces in November 2025, and Montage's management ended on 13 March 2026. Listings now read *The Resort at Kapalua Bay, ex Montage*.
Two departures, both kept on the record — Ritz-Carlton in 2013 and Montage in 2026 — because a building that has left a brand and a building that never carried one read the same unless the leaving is written down. The operator since March 2026 is not named in the sources consulted.
Unit sizes are given as 3,002–4,271, 2,019–4,055 and, in current listings, about 2,065–2,904 square feet. The property is hotel-zoned, so nightly rental is permitted where most of Maui's apartment-zoned condominiums now face a ban.

Not for a buyer who wants the Montage name: its management ended in March 2026, and the successor operator is not published.
