The Residences at The Ritz-Carlton, Philadelphia
Two hundred and seventy condominiums beside the Ritz-Carlton hotel on South Penn Square — the only one of these five carrying a marque, and the only one whose unit count two first parties state identically.
Two hundred and seventy, said twice, independently. The Arden Group, the developer, gives 270 units and the property type “Luxury Condominium”, acquired in 2000 and listed as an Arden Legacy Investment. Handel Architects, independently: “The tower includes 270 condominiums, an underground parking garage, a fitness center, a pool, a restaurant, and a private garden.” That agreement is the strongest unit count in this group of five, and it is worth saying so on a list where the register has just had to publish four different figures for one New York tower.
The marque is published by the brand owner, and only just. Marriott's own residences portal carries The Ritz-Carlton Residences, Philadelphia among its Ritz-Carlton Residences locations, marked Sold Out. The register could not find Philadelphia on ritzcarlton.com's own residences pages, which show currently selling projects in a carousel it could not page through — so the absence proves nothing either way, and the register says that rather than inferring. Neither the Arden Group nor Handel Architects mentions Ritz-Carlton at all; the developer's page simply links to the hotel. A live but legacy marque with no first-party property page behind it is the honest description.
The bank is the hotel, not the residences, and the register corrects itself here. The residences are a new tower of 2009. The Ritz-Carlton's own hotel page states that the hotel was “Originally built as the home of The Girard Trust Company between 1904 and 1908”, with its rotunda lobby — and gives the hotel's address as 10 Avenue of the Arts. The residences' site previously held One Meridian Plaza, the office tower destroyed by fire, which the facade contractor records and does not describe as a bank. The hotel page does not mention the residences tower at all.
The height is disputed between two first parties, and the superlative with it. Handel Architects: “The 46-story Residences at the Ritz-Carlton is the tallest residential building in Philadelphia.” Enclos, the facade contractor: a 48-storey tower at 518 feet, 580,000 square feet, general contractor L.F. Driscoll, facade consultant Israel Berger & Associates, the curtain wall “assembled in Asia and shipped to the project site”. Both pages are of 2009 vintage and neither is dated, so the register carries the tallest-in-Philadelphia claim with its two speakers and does not restate it as current.
Named in Forbes Travel Guide's inaugural VERIFIED Luxury Residences collection, 2026. It is one of only two on the list of thirteen that carry a hotel marque at all — the other being Waldorf Astoria, twice — which is itself the most interesting thing about the list: Forbes' inaugural collection of verified luxury residences is, in eleven cases out of thirteen, not branded residences.
Who it is not for
Not for a buyer who wants the operator's own page about the building: Marriott lists the marque and nothing more, and the developer and architect do not mention it. Not for anyone relying on the tallest-in-Philadelphia claim — it is made by two 2009 pages and has not been rechecked.

Forbes Travel Guide's inaugural VERIFIED Luxury Residences collection is thirteen properties, all American. The register held four and has written the other nine. The designation needed a field of its own, and the reason is the point: verification says how well this register has sourced its own facts, and third-party recognition says somebody else has certified something. Folding the second into the first would let another house's judgement pass as this register's work. The cards now carry both rows.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
