The Residences at Mandarin Oriental, Miami

Brickell Key, Miami. Mandarin Oriental. Two towers where the old hotel stood — imploded in April 2026 — and two penthouses at USD 49.9 million.

Editorial entry · sources recorded · property confirmation pending

The old Mandarin Oriental on Brickell Key was imploded in April 2026 to make way for its successor: two sinuous towers by KPF, a 66-storey South Tower of 228 residences by Tristan Auer and a 34-storey North Tower of 70 residences by Laura Gonzalez, 28 hotel-collection homes and a 121-key hotel meant as the brand's North American flagship. Swire reported USD 1.3 billion in sales before ground was broken; two penthouses closed at USD 49.9 million each, a record for mainland Miami.

Groundbreaking is due in late 2026 and completion in 2030 — an earlier estimate spoke of early 2026. The North Tower is 34 storeys in one source and 33 in another. The register counts 326 homes: 298 private residences and 28 in the hotel collection.

Who it is not for

Not for a buyer who wants to move in this decade's middle years: completion is targeted for 2030.

22.09.2026 · United States, run 1 — Miami: a supertall, an implosion, and César Pelli's last tower

The American queue opened in Miami. Waldorf Astoria Hotel & Residences Miami, nine glass cubes to a hundred storeys, is the city's first supertall and more than nine-tenths sold — though its address, height, number of homes and completion date each come in two versions, some from within the same article. The Residences at Mandarin Oriental, Miami will rise where the old Mandarin Oriental stood until it was imploded in April 2026; two of its penthouses have already closed at USD 49.9 million each.
