Five hundred feet of beachfront for forty-odd households is the whole proposition. Over five acres at 1601 Gulf Shore Boulevard North, three to four bedrooms, an average indoor area of about 5,300 square feet, and a private lift entry to every residence. The second standalone Rosewood in Florida, by the same team as Lido Key.
The count is given two ways and the register keeps both. Rosewood's release of May 2022 says fewer than fifty units; a broker record says forty-two. Those are compatible, and they are not the same statement — a developer's ceiling is not a schedule, and the register does not let a broker's precision stand in for the developer's.
The Ronto Group has built in this market since the 1990s, from Marco Island to Sarasota, and Wheelock Street Capital is the investment side of both Florida projects. The pattern is worth naming: one developer, one financial partner, one brand, two beaches — which is how most of the standalone residence business is actually done.
Who it is not for
Not for a buyer who wants a large building's amenity: fewer than fifty households carry the running costs here. Not for anyone who needs the unit count settled — it is stated as a ceiling by the brand and as a figure by a broker.
