Residences at PIER 4

One hundred and six condominiums on three sides of water at the end of Pier 4 — sold out, unbranded, and standing between a rental building and an office tower that are routinely mistaken for it.

Editorial entry · sources recorded · property confirmation pending

A hundred and six, nine storeys, and sold. The structural engineer, McNamara • Salvia, gives 106 units over nine stories; the trade press records the sell-out — “106 condominium units… All 106 units sold.” Tishman Speyer developed it; SHoP is the lead design architect, after Diller Scofidio + Renfro, with CBT Architects as executive architect, which CBT states itself: it “was instrumental in supporting and advancing the design and construction of this major waterfront condominium”, and designed all unit interiors and the marketing centre. Reed Hilderbrand for landscape and II BY IV DESIGN for interiors complete the team, though the source listing all four assigns no roles, and CBT's own interiors claim may overlap II BY IV's.

Three buildings at Pier 4 are regularly confused and the register separates them. 300 Pier 4 Boulevard is this condominium. 200 Pier 4 Boulevard is the office tower — Elkus Manfredi's own page describes a “Mixed use office building” with “367,400 square feet of rentable, first-class office space” on “the upper 12 floors” for Tishman Speyer — and it is not the residences, despite the attribution circulating. 100 Pier 4 is a separate rental building of 369 apartments, built 2015 by The Hanover Company at a stated $195 million. Elkus Manfredi did not design these residences, and the apartments next door are not for sale.

The completion year is not established and the register leaves it open. One trade source says 2018, a project consultant says 2019, FirstService Residential welcomed the first homeowners on 26 June 2019, and the final closing came in late 2021. The gross area is also in first-party conflict — 171,000 square feet including 17,000 of retail from the structural engineer, 240,000 from the executive architect. Two first parties measuring one building differently is a fact about the sources, and the register prints both.

Every record claim here belongs to somebody with an interest, and each is named. The structural engineer calls it “the only residences in Boston's Seaport District surrounded by water on three sides”. An average sale price of $3.5 million at $2,130 a square foot, and both penthouses at $4,180 a square foot — described as the highest in the city “for a residential building not under a hotel brand” — come from a trade paper narrating an agent's sell-out, with no named speaker. No developer price was published at all. Jason Weissman of Boston Realty Advisors, an agent, supplies the superlative: “an architectural masterpiece for the city of Boston”.

Named in Forbes Travel Guide's inaugural VERIFIED Luxury Residences collection, 2026, and among the seven managed by FirstService Residential, whose president said at handover that the building “has raised the bar for residential development in Boston.”

Who it is not for

Not for a buyer looking for an address at Pier 4 without checking the number: 100 is rental, 200 is offices, and only 300 is this. Not for anyone who needs a developer's price — none was ever published, and the figures in circulation are an agent's.

19.10.2026 · Forbes verified thirteen residences; eleven of them are not branded residences, and one of them is the tower that sank

Forbes Travel Guide's inaugural VERIFIED Luxury Residences collection is thirteen properties, all American. The register held four and has written the other nine. The designation needed a field of its own, and the reason is the point: verification says how well this register has sourced its own facts, and third-party recognition says somebody else has certified something. Folding the second into the first would let another house's judgement pass as this register's work. The cards now carry both rows.
