Mandarin Oriental had never built a residence without a hotel until this one. Eighty-seven units over thirty-one storeys in West Palm Beach, developed by Great Gulf with Cervera selling, two to four bedrooms from 2,100 to 6,300 square feet. No hotel, no keys, no lobby shared with guests — the brand's service platform installed in a purely residential building.

The developer states the reason and the register records it, because it explains the plans. Great Gulf's president of high-rise residential says high-net-worth buyers are relocating entire corporate infrastructures to West Palm Beach and that the seasonal Florida resident is disappearing. Hence the floor plans: space for in-home staff and for executive offices, in a building meant as a year-round primary residence rather than a winter one.

It arrives into a crowded quarter. The same February 2026 reporting names Mr. C Residences in Boca Raton, Ritz-Carlton Residences in Fort Lauderdale Beach, Delano Residences Miami and Kempinski Residences in the Miami Design District as brand entries to the same market. Four of those were absent from this register when this record was written; three were added with it.

Who it is not for

Not for a buyer who wants hotel amenity: there is no hotel here, and the service is contracted into a condominium. Not for anyone buying a winter home — the building is designed around the argument that the winter home is over.
