Mandarin Oriental Residences, Fifth Avenue

The developer's own line is the sharpest statement of the standalone model anywhere in this register: five-star hotel services, *with none of the guests*. There is no hotel in this building. Mandarin Oriental supplies the service into a purely residential conversion — which is exactly what the register's `S3` code means and what most marketing obscures.

Twenty-nine storeys at 685 Fifth Avenue, a historic conversion of the former Gucci headquarters, developed by SHVO. Turnkey and fully furnished: Molteni kitchens, chevron oak floors, champagne fixtures gilded in 22-karat gold, a furniture package curated down to Georg Jensen and Frette. Three floors of amenity with a rooftop pool and spa, and private dining by Daniel Boulud at Boulud Privé.

Nineteen years separate this from the brand's first Manhattan address at Columbus Circle, and the two describe the whole arc of the category: 2004 was residences above a hotel; 2023 is the service without the hotel. The register holds both, four miles apart.
