The cautionary record. Penn-Florida announced a Mandarin Oriental hotel and residences in downtown Boca Raton in 2015 for 2017. Nine years on the twelve-storey building is unfinished; the 164-room hotel entered Chapter 11 in December 2025; and in July 2026 lenders tied to Apollo filed a USD 417.7 million foreclosure on the 88-home condominium, naming the buyers among the defendants. Thirteen buyers have sued for deposits of one to two million dollars; one won a USD 1.98 million judgment.
Whether it will still carry the Mandarin Oriental name is in doubt: the lenders' complaint says the hotel's management agreement was allowed to be terminated. The residences count 85 or 88, the rooms 163 or 164. Found while checking Mandarin Oriental's Florida projects; not in the research queue.

In Dallas, where no Mandarin Oriental residences are being built, two other towers are: The Knox Hotel and Residences, 47 homes of up to 15,000 square feet over an Auberge hotel on the Katy Trail, nearly sold out, and The Residences at The Dallas EDITION, sixty homes over the brand's first Texas hotel, due in 2028.
