Four Seasons Private Residences Boston · One Dalton Street

Back Bay, Boston. Four Seasons. 160 residences above a hotel in New England's tallest residential tower.

Editorial entry · sources recorded · property confirmation pending

A 742-foot triangular tower by Henry N. Cobb — the architect of the John Hancock Tower four decades earlier — with Cambridge Seven Associates, opened on 28 May 2019 at a reported cost of USD 700 million. A 215-room Four Seasons fills the lower floors — the first 23 in one account, floors 8 to 21 in another; 160 residences occupy floors 26 to 61, reached by their own entrance and valet, with one or two homes per elevator lobby.

Six years after opening, the developer still held about eighteen residences in November 2025, marketed as the last developer-owned units. The building's floor area is given as 706,000 and as 850,000 square feet on the same encyclopaedia page. At its approval the project drew criticism for the likelihood of non-resident, often anonymous foreign owners — a charge recorded here as a source's account of the debate, not as a finding about who bought. Earlier accounts give 211 rooms, 700 feet and USD 750 million against the 215 rooms, 742 feet and USD 700 million reported at completion. The residents' lobby and 50th-floor club are by Thierry Despont; Four Seasons' residences page states that it is not the owner, developer or sales agent of the project. Cobb died in 2020.

Who it is not for

Not for a buyer who wants a small building: 160 residences stacked above a 215-room hotel.

21.09.2026 · Four American records written: Washington, Georgetown, Boston, Los Angeles

Henry N. Cobb's One Dalton in Boston opened in May 2019 with 160 residences above a Four Seasons; six years on, the developer still held about eighteen. In Los Angeles, Four Seasons' first standalone residences in North America: its penthouse was shown at USD 75 million in 2022 and asked USD 50 million in 2025 — recorded as two figures with two dates, not as a reduction.

22.09.2026 · Sources re-read: links restored to nineteen records, and five cards corrected

Four Seasons Private Residences Los Angeles: the card said the penthouse was asked at USD 75 million and later at USD 50 million; it in fact sold in February 2025 for USD 15 million, as an unbuilt shell, and the later USD 50 million figure was a stale repetition. FIVE Palm Jumeirah Residences: the card said Viceroy left with no reason given; the takeover was contested in the DIFC Courts, which ordered Viceroy reinstated, and then in Los Angeles. Como Residences: the AED 500 million penthouse sale is reported by several outlets, not one, though no Land Department record reaching the register shows it.
