ALINA Residences Boca Raton

Three hundred and three residences in three nine-storey buildings off Mizner Boulevard, finished between 2021 and 2025 — and a developer that has never published the street they stand on.

Editorial entry · sources recorded · property confirmation pending

The inventory is complete and the developer counts it building by building. ALINA 200, 121 residences, Phase One, finished March 2021. ALINA 210, 30 residences, temporary certificate of occupancy 26 July 2024 — Candace Jorritsma, vice-president of sales and marketing at El-Ad National Properties: “We are proud to announce that ALINA 210 received its temporary certificate of occupancy ahead of schedule.” ALINA 220, 152 residences, temporary certificate 9 January 2025, closings from the following day — “ALINA 220, the third and final building at ALINA Residences, has received its temporary certificate of occupancy.” Three hundred and three in all, across two phases, all nine storeys.

It is unbranded, and that is worth stating because the list it appears on invites the opposite assumption. No hotel operator, no franchise and no licence appears in any El-Ad release. Jorge Garcia, chief executive of Garcia Stromberg, speaks for the architecture — “We're excited to advance our partnership with El-Ad, bringing ALINA 220 to completion as part of Boca Raton's evolving landscape” — and the firm is given more fully elsewhere as Garcia Stromberg / GS4 Studios. A straight developer condominium, nine storeys, beside a famous resort it has no relationship with.

The developer has never published an address. Every release places the community “tucked between the manicured green fairways of The Boca Raton and Southeast Mizner Boulevard” and stops there. 200 SE Mizner Boulevard — the number on the Forbes list — reaches the register through the press and the agents, and appears to be ALINA 200's address standing in for all three buildings. The register's address line says so rather than borrowing it. The developer's own website is closed to readers by its robots file, which is the largest gap in this record.

Four prices from one developer, eighteen months apart, and none of them a price-from. El-Ad's own releases say “approximately $2 million” in 2024, “approximately $4 million” in August 2024 and again in January 2025, and “from just over $6 million to over $9 million” in April 2026. These are successive snapshots of what was left, not a rising entry price, and the register records them as four dated statements rather than publishing any one as the figure. ALINA 200 and 210 are sold out; a limited number of developer residences remained at 220.

Named in Forbes Travel Guide's inaugural VERIFIED Luxury Residences collection, 2026, and one of the seven on that list managed by FirstService Residential.

Who it is not for

Not for a buyer who wants the developer's own address or website: it publishes neither reachably. Not for anyone reading the price history as a trend — the four figures are leftovers at four moments, not an entry price over time.

19.10.2026 · Forbes verified thirteen residences; eleven of them are not branded residences, and one of them is the tower that sank

Forbes Travel Guide's inaugural VERIFIED Luxury Residences collection is thirteen properties, all American. The register held four and has written the other nine. The designation needed a field of its own, and the reason is the point: verification says how well this register has sourced its own facts, and third-party recognition says somebody else has certified something. Folding the second into the first would let another house's judgement pass as this register's work. The cards now carry both rows.

The register publishes the facts and the rule; it does not say whether any purchase qualifies. Eligibility attaches to a sale, not to a building, and the register is not immigration counsel.
