Kanai, Riviera Maya. Mandarin Oriental. Fifty low houses in a reserve where nine acres in ten stay wild.
A reserve that admits a few houses. Kanai is 680 acres of jungle, mangrove and coast north of Playa del Carmen, of which only about a tenth is built; within it Mandarin Oriental's first Mexican project pairs a 120-room resort of private-pool suites with branded residences — low, spaced apart, facing the Caribbean, with the Mexican artist Bosco Sodi curating the art and GIM Desarrollos developing. Sales were to begin in 2026 for an opening in 2028.
Three of the brand's own accounts give three counts: fifty in the press release of September 2024, forty-eight on Mandarin Oriental's residences page, forty-nine in the Forbes first look of June 2026 taken from the developer. The register records fifty, the figure in the announcement, and names the others. The sales site carries the usual disclaimer: the residences are not developed, owned or sold by the hotel group.
Who it is not for
Not for a buyer who wants to walk to a town: the reserve is deliberately cut off from Playa del Carmen's centre.

Mandarin Oriental Residences Kanai, Riviera Maya is the brand's first project in Mexico: fifty houses — or forty-eight, or forty-nine — inside a 680-acre reserve where nine-tenths of the land stays wetland and coast, beside a 120-room resort due in 2028. The three counts come from the brand's press release, the brand's own residences page and a Forbes first look quoting the developer; the register takes the announcement's fifty and prints the others beside it.

Twelve of thirteen places resolve. BA-E-029 and BA-E-031 wrote Houston, Pylos, St George's, The Valley, George Town, Playa del Carmen, Kenmore, Rye, the Loire Valley, Hyde Park and Canela; the Cotswolds turned out to have been held all along under a key with a leading article. Seventeen register records now point at an entry, and ten new PR-P records carry the atlas's own defence of each place rather than the register's paraphrase.
