Healdsburg, United States. Montage. Branded homes on a 258-acre wine-country estate in northern Sonoma.
Montage publishes the terms of its own brand licence, and almost no one else in this register does. The project's site states plainly that the residences are not owned, developed or sold by Montage; that Sonoma Luxury Resort LLC uses the marks under a limited, non-exclusive, non-transferable and non-sublicensable licence; and that if the licence ends, no part of the resort may be identified as Montage. Three brand families now do this in the register — Accor at Raffles Bali, Montage here and at Palmetto Bluff, and the same text appears across the American resort business.
That disclosure is why the register added a Brand licence field the day this record was verified. It distinguishes a brand that operates a building from one that rents its name, and separates the licences whose terms are published from those that are not. The register does not assume an undisclosed licence is any less revocable — only that its holder has not said so.
The development itself: Delawie's two-storey four-bedroom houses of about 4,600 square feet with 1,100-foot decks and plunge pools, among oaks and vineyards, with a residents' clubhouse and an optional turnkey rental programme. The count is given as 25 by the architect and 40 by an encyclopaedic source, and the developer sells three products at once — turnkey homes, custom Estate Homes and bare homesites.
Who it is not for
Not for a buyer who wants the brand's balance sheet behind the building: the licensee is a single-purpose company and Montage disclaims warranties in writing. Not for anyone who wants a settled count — three product types are marketed together and the totals disagree.
