A house divided into twelve. Fairmont Heritage Place at Mayakoba sells its three- and four-bedroom villas and penthouses in co-ownership: twelve equal shares to a residence, each share carrying three weeks a year of dedicated time and the right to book more when the house is free. Beside it, the same resort sells Fairmont Residences outright — two ownership models under one brand on one estate, which is why the register holds the fractional collection as its unit and names the other.
The developer's page carries the licence in full, and the register quotes it because few do: the residences are not owned, developed or sold by Fairmont; FHP Villas Lote 2 uses the name under a revocable licence, and if it ends the houses lose it. This is the register's third fractional record in two days, after Palazzo Tornabuoni's eighths in Florence and the quarters at Kempinski Laje de Pedra.

Not for a buyer who wants a house of their own: ownership here is a twelfth of one.
