A small building for the brand in this city: about fifty-four homes over eighteen floors on the Dubai Water Canal, facing the Burj Khalifa, from one-bedroom apartments to six-bedroom penthouses, furnished and served by Ritz-Carlton butlers and chefs. The developer of record is Kappa Acca Real Estate Development, owned by the Khamas Group; construction began in June 2022.

Count, sizes, price and date are each published two or three ways. Fifty-four units in two sources, sixty-six in a third; 141 to 1,243 square metres at one broker, 279 to 1,203 at another; from AED 4.5 million and from AED 6.2 million on the same broker's page; handover in the second quarter of 2025, in 2025, or the fourth quarter of 2025 — while one agent already describes the homes as ready to occupy. A research platform files it as 'Ritz Carlton Hotel Apartments'. A second, larger Ritz-Carlton Residences is rising at Dubai Creekside, by another developer; the register holds it separately.

A second reading of the sources, made the same day, counts sixty-six residences — one- to three-bedroom apartments, two penthouses and a duplex villa, from AED 6.2 million, per a listing portal — against the fifty-four above; it also records that one broker gives the developer a name, 'Kappa Acca', that no other source uses. The register holds both counts.
