One building, two residential products, and the register was recording one of them. One Za'abeel holds One&Only Private Homes, serviced by the urban resort, and separately One Za'abeel The Residences — 264 homes over 59 levels with their own concierge and no hospitality brand at all. Different service model, different buyer, same address. The second was added the day the first was verified.
This is the second time in two days the register has found a master development recorded as a single project. Jumeira Bay held four; this holds two. The pattern is specific to the Gulf, where a developer names each tower separately and the outside world reads the complex.
The complex itself is Ithra Dubai's, spanning the old and new business districts with direct access to the World Trade Centre, joined by The Link — reported as the world's longest cantilever. Villa One, the resort's signature penthouse, is hotel accommodation and the register does not record it as a residence.
Who it is not for
Not for a buyer who wants space: one to three bedrooms from about 857 square feet, and the scale is the building rather than the home. Not for anyone who wants quiet — this sits on top of a working urban resort with Michelin-inspired restaurants and a social scene it advertises.
