Dubai, United Arab Emirates. Six Senses. Two hundred and fifty-one residences in Dubai Marina — the tower formerly called Pentominium.
This building has a previous life and the sales material does not mention it. Construction began on 26 July 2008 as the Pentominium, by the same developer, to 122 floors and 517 metres, designed by Aedas with Woods Bagot. It stalled. It is now completing under a Six Senses licence with a handover reported for the third quarter of 2028 — a tower that stood unfinished for the better part of fifteen years and returned wearing a wellness brand.
The register carries the height and floor count from the structural record rather than the brochure, and carries neither of the two superlatives being marketed: the world's tallest residential tower in one place, the tallest at Dubai Marina in another. Both are claims about other buildings as much as this one, and neither is checkable from here.
The product is 251 residences from two to five bedrooms, including duplex and triplex sky mansions of 8,997 to 14,102 square feet, over 61,250 square feet of amenity on four levels. A marina sits at the foot of it and no berth right is recorded — which the register now distinguishes, because a marina near a residence and a mooring that comes with it are different assets at different prices.
Who it is not for
Not for a buyer who has not asked what happened here between 2008 and now: the structure's history is the first question to put to the developer and it is absent from the marketing. Not for anyone expecting a berth — the marina is there, the right to a place in it is not on the record.
