Banyan Tree Residences — Hillside Dubai

The plot is the whole argument. 110,000 square feet — more than three times a standard Dubai single-tower site — with the building covering about a tenth of it and more than ten thousand plants and trees on the rest. Jumeirah Lakes Towers is a district built on the opposite principle, tower against tower; this is one building that bought the space around itself and kept it.

The brand here is licensed, not operating. SWEID & SWEID developed it under licence from Banyan Group, which makes the developer the principal — and the register files it S4 rather than as an operator-run building. The Banyan Tree spa and its therapists are nonetheless reserved to residents, which is the part of the licence that reaches the door. Owners join the group's Signatures Owner's Club.

It is also one of the few completed branded residences in the register with a full construction record: begun November 2016, delivered April 2020, architecture by BSBG. Counts still diverge — 235 units in four sources and 244 in two, thirty-one storeys in three and thirty-two in three — which is remarkable for a finished building whose units have title deeds.
