ORLA, Dorchester Collection
Palm Jumeirah, Dubai. Dorchester Collection. Ninety-one residences by Foster + Partners at the apex of the crescent.
Ninety-one residences at the very apex of the Palm's crescent, on a seven-acre beachfront plot: apartments, forty-seven duplexes, three triplexes, two villas, a beach mansion by SAOTA and, at the top, the three-level Luna Sky Palace with a ten-car gallery and a 36-metre pool. Foster + Partners designed it for Omniyat, which builds through its subsidiary Crescent 17; Dorchester Collection runs it, as it runs Omniyat's One and AVA on the same island.
Three figures, none agreeing. The building is 13 storeys and 93 units in one source, 14 storeys and 91 in another; handover is early 2026, the second quarter or the fourth. The entry price is AED 18.1 million at one broker, about AED 20 million at another, and AED 72 million for a two-bedroom at a third — a figure the register prints because it is published, not because it is plausible. A second building, ORLA Infinity, of twenty four-bedroom duplexes from AED 76.5 million, appears in a single broker's page; the register holds it within this record until an independent source establishes it as a development of its own.
Who it is not for
Not for a buyer who needs one handover date: early, mid- and late 2026 are all published.

22.09.2026 · Research intake, run 6 — a museum as a brand, and a palace on the auction block
ORLA, Foster + Partners' ninety-one residences at the apex of the Palm, has its height, count and handover each published two or three ways, and one broker's entry price of AED 72 million for a two-bedroom sits beside two others near AED 18–20 million; a second building, ORLA Infinity, is held within the record until a second source establishes it. Louvre Abu Dhabi Residences are the first homes to carry a museum's name — owners' membership is free entry to the Louvre next door — and add a licensor the register had not held: after a football club and a beach club, a museum.
