Mandarin Oriental Residences, Saadiyat Cultural District

Saadiyat Island, Abu Dhabi. Mandarin Oriental. 226 furnished residences by Bjarke Ingels facing the Zayed National Museum.

Editorial entry · sources recorded · property confirmation pending

Two hundred and twenty-six furnished residences by Bjarke Ingels Group in the Cultural District of Saadiyat Island, looking onto the Zayed National Museum and the Gulf, with interiors by the New York designer Lillian Wu and service by Mandarin Oriental. One- to four-bedroom apartments and five-bedroom penthouses of up to about 2,000 square metres, from AED 6.2 million, by Aldar; handover in the third quarter of 2028.

Two brokers' errors are recorded rather than repeated. One page states that buying here qualifies for residency 'in Dubai' — the building is in Abu Dhabi, and the register publishes the jurisdiction's rule, not a verdict, in any case; another shows the price as AED 0.00, an unfilled template. The entry price is AED 6.2 million in most sources and AED 6.5 million in one; completion is the third quarter or August 2028.

Who it is not for

Not for a buyer who wants to furnish their own home: every residence comes fully furnished.

22.09.2026 · Research intake, run 6 — a museum as a brand, and a palace on the auction block

Mandarin Oriental Residences on Saadiyat, 226 furnished homes by Bjarke Ingels, came with two brokers' errors now on the card rather than in it: a residency claim placed in the wrong emirate, and a price of AED 0.00. Palazzo Versace Dubai took eight years to build and has been on the auction block since 2024, its asking price falling from about AED 1.4 billion to a base bid of AED 600 million. Saadiyat Grove, named in the same reports, is an AED 8 billion master community, not a development; it is declined with that reason, and its branded component, the Louvre residences, is held on its own.
