FIVE Palm Jumeirah Residences

Palm Jumeirah, Dubai. FIVE. Opened as a Viceroy, renamed within three months.

Editorial entry · sources recorded · property confirmation pending

It opened on 31 March 2017 as Viceroy Palm Jumeirah Dubai, and within three months it was not. On 19 June the owner, Kabir Mulchandani's FIVE Holdings — until then SKAI Holdings — took the hotel over and changed every sign overnight, ending a management agreement Viceroy had signed in 2013 for thirty years. Viceroy won a preliminary injunction from the DIFC Courts ordering its reinstatement on 22 June; the dispute passed between the Dubai courts and Los Angeles, where both sides' claims were dismissed. FIVE launched its own hotel brand on the building in October. The property, reported at AED 4.3 billion, holds 220 residences and 450 hotel rooms on Palm Jumeirah.

The departure is kept on the record (Codex 4.6): a building that has left a brand and one that never carried it read the same unless the leaving is written down. The owner's company is dated to 2011 in two sources and 2013 in a third; the encyclopaedia article on its founder carries a notice that it may have been edited for undisclosed payment, and the register cites it for dates only.

Who it is not for

Not for a buyer who wants a quiet building: the hotel's identity is its nightlife and entertainment.

22.09.2026 · Research intake, run 2 — four more from Dubai

Four names from the Dubai reports, each checked against independent sources and written the same day. FIVE Palm Jumeirah opened on 31 March 2017 as a Viceroy and was taken back by its owner within three months; the departure is kept on the record rather than lost in the renaming. Address Residences The Bay is Emaar's own brand on Emaar's own beachfront; its entry price is published four ways and its completion three, and no source gives how many homes it holds.

22.09.2026 · Sources re-read: links restored to nineteen records, and five cards corrected

Four Seasons Private Residences Los Angeles: the card said the penthouse was asked at USD 75 million and later at USD 50 million; it in fact sold in February 2025 for USD 15 million, as an unbuilt shell, and the later USD 50 million figure was a stale repetition. FIVE Palm Jumeirah Residences: the card said Viceroy left with no reason given; the takeover was contested in the DIFC Courts, which ordered Viceroy reinstated, and then in Los Angeles. Como Residences: the AED 500 million penthouse sale is reported by several outlets, not one, though no Land Department record reaching the register shows it.
