Dubai South. Discovery Land Company. A members-only golf community of 340 homes and plots, entry by ownership alone.
The only way in is to buy. Discovery Land Company — founded by Mike Meldman and behind some thirty-five private communities, mostly in the United States — brought its model to the Middle East on a plot in Dubai South bought for AED 1 billion in 2022: 340 homes and plots on about 600 acres, a Tom Fazio golf course, a lake house, and membership by invitation, offered only to owners. Plots opened at USD 6 million in December 2023 and stood at USD 7.5 million to about USD 50 million three months later.
The count does not add up in its own source. The National gives 198 mansions and villas and 132 apartments — 330 — against the 340 every other source, the developer's included, repeats. The size is 600 acres, 26.1 million square feet, and 'two square kilometres' — the first two agree with each other, the third is about a fifth smaller. Two of the sources are paid for: CNN's series is sponsored by the country it covers, and Arabian Business published its piece as partner content; the register cites them for what the developer says, not as independent reporting.
Who it is not for
Not for a buyer who wants to be near the city or the sea: the community is in Dubai South, by Al Maktoum airport.

Two ends of the branded market in one run. Discovery Dunes, in Dubai South, admits only owners and only by invitation — 340 homes and plots from USD 7.5 million to about USD 50 million around a Tom Fazio course. Its own leading source gives 198 villas and 132 apartments, which make 330, not 340; two of the others are sponsored content, and the card says so. Fashionz by Danube is 790 furnished studios and apartments from AED 850,000 under the FashionTV name, with a third of the price due after the keys; its completion is published four ways.
