One development moved a whole district's index, and the register can show it. The average secondary price in Moscow's Tverskoy district rose 135 per cent year on year to June 2026 — to RUB 2,668,000 per square metre — and the sources attribute the jump to this launch. Khamovniki rose 19 per cent in the same period and Yakimanka fell 11. No other record in this register has a published district effect of that size.

The residences sit inside the reconstructed Hotel Moskva of 1935 at Okhotny Ryad, with views to the Kremlin, Red Square and St Basil's, and full hotel service. An apartment of 205 square metres was listed at USD 5,700,000.

Tenure is recorded as share in a company. Russian branded residences are commonly sold under *apartamenty* status — legally non-residential premises, with no residential registration and different tax and utility treatment. The register flags it here as it did at Mandarin Oriental rather than leaving the field blank.

Who it is not for

Not for a buyer who needs residential title: apartment status is not housing under Russian law. Not for anyone reading the district index as a market — a 135 per cent jump driven by one launch describes that launch, not Tverskoy.
