This is the building where Four Seasons proved it could sell service without a hotel behind it. Every branded residence before it leaned on a hotel next door or downstairs. Twenty Grosvenor Square has none: Four Seasons staff run the building, Four Seasons manages the property, and there is no lobby to walk through to reach any of it.
Finchatton developed and designed it with Squire & Partners, retaining one façade and building a new one to meet it — 250,000 square feet holding just thirty-seven apartments of three to five bedrooms, with a wine cellar, a 25-metre pool, a cinema, a crèche and separate staff access. The ratio is the point: thirty-seven homes in a quarter of a million square feet is a deliberate refusal of density on one of London's most valuable squares.
The square itself carries the history the building trades on. Number twenty housed the US Naval Forces in Europe during the Second World War and Eisenhower worked from it. The register notes the reported opening year as 2018 and does not carry it as fact — early announcements and later accounts differ, and the record says Completed without a date until the documents settle it.
Who it is not for
Not for a buyer who wants hotel amenity on demand: there is no hotel, only a staffed building, and the difference shows on a Tuesday night. Not for anyone who wants a new address — this is a restored building on a square with two centuries of opinions about who belongs on it.
