The St. Regis Residences, Limassol
Limassol, Cyprus. St. Regis. Two towers and about 250 residences between the seafront and the Municipal Park, announced June 2026 for 2031.
The plot has already failed once, under another name, and that belongs on the record. This is the former NEO site by Pafilia — a multi-tower waterfront resort on what Pafilia itself called Limassol's most prestigious waterfront kilometre. Marfields Group acquired it and the scheme was replaced. A register that only writes down what stands would lose the fact that this address is on its second concept.
What is announced: two towers, about 250 residences, a Class A office building, dining and retail in one masterplan, completion projected for 2031. Marfields signed with Marriott in June 2026, and the developer describes it as the largest residential development under the St. Regis brand in Europe — a claim about the brand's own portfolio that the register records and does not check.
It is the second project of this partnership. The first, The Ritz-Carlton Residences, Limassol, is described as sold out — and the register did not hold it. It was added the day this record was verified: the completed half of the story was missing while the announced half was present, which is the wrong way round for a register.
Who it is not for
Not for a buyer who wants to see numbers: pricing and unit mix are unpublished by the developer's own statement until reservations open. Not for anyone with a short horizon — 2031 is five years out, on a site whose previous scheme did not complete.
