Cosmos Stay Le Rond Sochi
Four hundred and fifty-eight units that are also four hundred and fifty-eight keys — and a dead French marque still selling them on the portals in 2026.
This record is admitted on the second limb of the test and the register flags it so nobody double-counts. The 458 units are the 458 keys: the apart-hotel's entire room stock is separately titled and was sold. It passes because each unit has its own title and its own buyer, not because there is a second inventory — the same ruling §106 reached in Sierra Nevada, arrived at from the opposite direction.
The brand changed hands cleanly and the resale channel never noticed. The building was built and sold as «Апарт-отель Adagio Le Rond Sochi» by OOO Le Rond Development, «под управлением международного оператора Accor Hotels», commissioned 4 March 2022 on a project declaration of 1 September 2018. On 15 January 2023 Cosmos Hotel Group announced it had taken the property under management as Cosmos Stay Le Rond Sochi, «458 номеров различных категорий», quoting both the developer's general director and Cosmos's president. Cosmos's own release does not mention the previous brand.
And the portals still sell it as Adagio in 2026 — old slugs, old name, a marque that left the country. A dead brand persisting in the resale channel is a distinct failure mode from a stranded brand asserted by a developer, and the register now holds one of each in Sochi. The Hilton claim at Polyana Pik is a seller insisting on a marque it lost; this is a market that never updated.
The instrument is a plain sale contract, because the building was finished before the units were sold on. No escrow, no shared-construction protection, no construction risk.
