Nobu Residences Danang

Two hundred and seventy-one residences in a forty-three-storey tower on My Khe beach — or two hundred and sixty-four, three years later, from the agent appointed to sell them.

Editorial entry · sources recorded · property confirmation pending

The tower is the operator's claim and it makes it three times. Nobu Hospitality: “In Danang, Vietnam, Nobu Residences will grace a 43-story tower, the highest building in the Central City”; on its own hotel page, an “iconic 43-story tower, the tallest building in the city”; and the same phrasing in its 2022 Asia-Pacific release. The superlative is Nobu's own and its two phrasings differ — the city against the Central City — and the register found no government or independent confirmation of either. The trade press adds the height: 186 metres.

Two hundred and seventy-one, then two hundred and sixty-four. Nobu's own pages and its 2022 release give “271 stylish residential units offering one-, two-, and three-bedroom configurations”, with two skyline penthouses listed separately. Savills, the appointed agent, reporting the official launch in March 2025, says “the project comprises 264 units”. Seven homes apart, three years apart, operator against sales agent. A design change between announcement and launch would explain it; no first-party source states a revision, so the register publishes the operator's figure with the agent's beside it and reconciles nothing.

The hotel is separate inventory and nearly a separate statement. Nobu gives the hotel as “200 guest rooms, including 18 luxurious suites” and describes a podium below “the hotel and residences” — one shared base. Neither Nobu page actually says in words that the hotel and the residences share the tower, which the register notes rather than assuming. Either way two hundred keys are distinct from the residences, so the inventory test is satisfied by arithmetic and not by inference.

The developer has published its entire design team without naming a single firm. The project's site lists the roster by role and country — lead design architect in the United States, design architect in Vietnam, interior design in Thailand, façade in Thailand, services in Hong Kong, lighting in Singapore, structure in Vietnam, kitchens in Malaysia and the United States, main contractor in Vietnam, diaphragm walling in France — with every firm name appearing only inside a logo image. The register therefore records no architect and no interior designer for a forty-three-storey tower whose team is fully disclosed in pictures.

Handover is the third quarter of 2027, said by the agent, and the operator publishes no opening year at all — its own menu still lists Danang as coming soon while its page shows an active site. The agent discusses discounts of up to fourteen per cent for payment upfront and a bank interest subsidy, and quotes no price whatever, which is why this card carries none. Vo Thanh Lam is named as the developer's chief by both Nobu and Savills, with two different titles.

Who it is not for

Not for a buyer who wants to know who designed it: the developer published the roster as logos. Not for a foreign buyer who needs to know what they may hold — no source addresses Vietnam's ownership rules for this project.

22.10.2026 · A marketing email named six Nobu addresses. The operator’s own index names twenty-five, and the register held eight.

A reader forwarded spam, and it was a map of a hole. Nobu’s email announced six residential destinations opening in 2027; Nobu’s own residences index names twenty-five. The register held eight, four of them empty placeholders. It now holds seventeen, fifteen published, covering 2,279 counted residences — Barbuda, Amsterdam, Kraków, Danang, Al Marjan Island, Egypt’s North Coast, Tulum, Punta Cana and São Paulo written from scratch, and Los Cabos and Orlando lifted out of intake where they had sat since the register was built.
