The Residences at Dusit Central Park
Rama IV at Silom, Bangkok. Dusit. Four hundred and six homes on the site of the hotel that defined the skyline.
Built on the grave of a landmark. The Dusit Thani of 1970 closed in January 2019 and came down; in its place Vimarn Suriya — Dusit International with Central Pattana — is raising a 69-storey tower facing Lumphini Park, drawn by OMA Asia with A49, within a 23-rai development that carries a new Dusit Thani hotel, offices, shops and an 11,200-square-metre park on the roof. The old hotel's art was documented and archived with Silpakorn University before demolition.
The homes are split into two brands in one tower: 160 Dusit Residences of two to four bedrooms on floors 30 to 69, penthouses to 900 square metres, with their own floor of facilities; and 246 smaller Dusit Parkside flats below — 406 in all, which is the figure the selling agent uses for the branded residences. As at Four Seasons on the river, the buyer holds a lease and not the land: 58 years in two consecutive periods, over ground leased from the Crown Property Bureau.
Who it is not for
Not for a buyer who wants freehold: the tenure is a lease over leased royal land.
