Mumbai holds ninety-five billionaires and this register held nothing there until today. That gap was found by laying the Hurun and Forbes rich lists over the register's own coverage, and it is the first of nine such gaps to be closed. The city ranks sixth in the world by billionaire count and had no residence record at all.
The tower itself: 250 metres and fifty-five storeys in Worli, built between 2014 and 2021, the twenty-second tallest in Mumbai and twenty-third in India. Architecture by Gensler, interiors by Yabu Pushelberg — the same practice that did Aman New York and the Waldorf's residences — developer Provenance Land, in the same complex as the Four Seasons Hotel Mumbai.
Four Seasons is recorded as operating rather than licensing here, which in this register separates seven buildings from fifteen. The distinction matters more in a market with no comparable branded stock: there is nothing else in Mumbai to test the premium against.
Who it is not for
Not for a buyer who wants a resale history: this is a young tower in a market with almost no branded comparables, and the register cannot tell you what the brand is worth here. Not for anyone who wants sea frontage — Worli is a business district with views of the water, not on it.
