This development publishes its ownership structure, and almost none of its neighbours do. Freehold for Thai nationals and Thai companies; for a foreign buyer, a thirty-year lease renewable twice — ninety years in total. Stated plainly, on the record, before anyone asks.

Set that against Aman Nai Lert Bangkok, in the same register and the same country, where the structure is not published at all. Thai law is identical for both: no foreign freehold of land, and a 49% cap on foreign ownership inside a condominium. One developer says what it is selling and one does not, and a buyer comparing the two on price alone would never learn which is which.

Nineteen villas of three to five bedrooms sit on a gated estate beside the lagoon inside Laguna Phuket, a thousand acres of resort parkland on Bang Tao Beach. The three-bedroom villas are managed as resort inventory and the four and five-bedroom are private homes — two different products under one name, on one estate, which is again something the record has to carry because the brochure blurs it. Golf membership at Laguna attaches to the property and transfers with it.
