Raffles Residences Bali
Bali, Indonesia. Raffles. Twenty-eight villas inside the Raffles Bali estate at Jimbaran, launching from the second quarter of 2026.
The most useful sentence about this development is on its own website, and it is a warning. The licensee, it says, uses the Raffles brand under a limited, non-exclusive, non-transferable and revocable licence — and if that licence ends, neither the units nor any part of the project may be identified as Raffles. Buyers are told, in the small print, that the name over the door is rented.
The register records that because it is the clearest published statement of what a brand affiliation actually is. Every entry in this register carries a brand, and behind most of them sits a contract of exactly this kind. Very few say so out loud. This one does, and it belongs on the record rather than in a footnote.
The development itself: twenty-eight villas of three to five bedrooms from 502 square metres, inside a 5.3-hectare estate above Jimbaran, developed by PT Jimbaran Greenhill under Kajima Development with PT Jimbaran Hijau and managed by Raffles. Indonesian law bars foreign freehold, and what a foreign buyer would hold here is not published.
Who it is not for
Not for a buyer who assumes the brand is permanent: the licence is revocable and the developer says so. Not for anyone who needs freehold — Indonesia does not offer it to foreigners and the structure here is unstated.
