Tomson Yipin was the number every other Chinese luxury development was measured against — RMB 190,000 per square metre, the national record, held until 2025 when a thirty-five square metre apartment at COFCO Seascape Yiho took it at RMB 220,000.
Tomson Group's complex in Pudong is the origin point of the Chinese ultra-luxury market as a distinct thing, and the register enters it as Landmark: no brand, no operator, no licence.
Tenure is fixed-term leasehold, as it must be. Mainland China grants residential land-use rights of seventy years rather than freehold, and the register applies that to every mainland record rather than checking each deed.
Who it is not for
Not for a buyer who wants freehold: it does not exist in the People's Republic, for anyone. Not for anyone looking for current pricing — this record documents a benchmark that has since been passed.
