Shenzhen, China. Unbranded. The named address that resolved the register's Shenzhen absence.
Three days ago this register recorded Shenzhen as a documented absence: the world's second billionaire city with no branded residence it could evidence. That was true and it was not the whole picture. One Shenzhen Bay is the city's named address — a buyer acquires 深圳灣1號, not a large apartment in Nanshan — and it has been there all along.
KPF towers by Pengrui Group (鵬瑞集團) under Xu Hang (徐航), with private helipads reported and a Raffles hotel inside. The Raffles residences the register still carries as unevidenced sit here, which is why the record matters twice over.
The lesson is about method rather than Shenzhen. The register searched for branded residences, found none, and wrote down an absence — correctly. What it had not searched for was the unbranded trophy, which is where this market actually lives.
Who it is not for
Not for a reader looking for a branded residence: there is a hotel in the building and the residential product is not the brand's. Not for anyone expecting freehold — mainland land-use rights run seventy years.
