RMB 365 million at a judicial auction in November 2025 — a 639.35 square metre villa in Phase 12, about RMB 570,000 per square metre, after a hundred and eighteen rounds of bidding between six bidders. It beat the previous national auction record, a Shanghai villa at RMB 315 million in 2021.

It had been bought new in 2010 for RMB 188 million. The auction nearly doubled that in fifteen years — and the price was established by a court process rather than by a broker, which makes it the best-evidenced single-home number the register holds on the mainland.

Sixteen phases at Porto Fino (華僑城純水岸) and only forty-eight detached villas. The previous Shenzhen auction record, also here, was RMB 232 million in July 2024.

Who it is not for

Not for a reader treating auctions as the market: a forced sale with six bidders is a specific event, not a valuation. Not for a buyer — the process is closed and the villa is sold.
