Eleven buildings, 378 residences, about 110,000 square metres on the Huangpu — and Swire Properties' first residential project in mainland China. By June 2026 some 348 of the 378 had sold for roughly RMB 17.7 billion, the final batch averaging RMB 191,800 per square metre, the highest average of any Shanghai launch that year.
The register holds the lineage rather than just the building. Swire built Opus Hong Kong with Frank Gehry, sold two houses at 6 Deep Water Bay Road for HK$2.2 billion, and then brought the same approach north with Lujiazui Group. Hong Kong super-prime DNA, architecture, service and mixed-use place-making, transplanted.
It is developed with Lujiazui Group (陸家嘴集團), which is the other half of the answer: on the mainland a foreign house builds with a state-linked local partner, and the register records both.
Who it is not for
Not for a buyer: 348 of 378 had gone by mid-2026. Not for anyone expecting freehold — mainland tenure is a seventy-year land-use right, as on every Chinese record here.
