Lakeville at Cuihu Tiandi
Shanghai, China. Unbranded. A hundred and eight homes sold in one day for twelve billion yuan.
On 27 September 2024 Shui On Land sold every one of 108 residences in a single day for RMB 11.979 billion — an average of about RMB 111 million a home at roughly RMB 210,200 per square metre, with registered totals from RMB 75.71 million to RMB 356 million and units of 437 to 1,352 square metres.
Nothing in this register compares as an event. CITIC Sino Bay took RMB 10 billion in two hours at Shenzhen Bay and that is the closest. The Western market has no equivalent: a hundred and eight homes above RMB 75 million each, cleared between morning and evening.
Cuihu Tiandi runs to more than 400,000 square metres across five phases with a sixth in development, beside Xintiandi — the district Shui On (瑞安房地產) created out of shikumen lanes in the late 1990s. Vincent Lo (羅康瑞) is the founder, and the Library should hold him.
Who it is not for
Not for a buyer: the launch cleared in a day and what remains is secondary. Not for a reader treating China as one market — Shanghai absorbed most of the country's RMB 50 million-plus sales in 2025 and the other cities did not.
