The only private members' club community in Las Vegas, by its developer's account: Discovery Land Company — the builder of the Yellowstone Club — with Howard Hughes, on the edge of Summerlin under Red Rock Canyon, around a Tom Fazio golf course and a clubhouse holding its own condominiums. Custom lots have averaged USD 3 million; one finished house was listed at USD 23.5 million in 2023.
No two sources size it alike. The developer says 600 acres, the brokers 555; the homes are 260, about 262, 270, or 137 custom houses and 27 condominiums; the clubhouse 70,000 or 77,000 square feet. The register records the developer's acreage and no single count. Discovery Land is a club operator rather than a hotel brand, and the record is held as a landmark community.

The Ritz-Carlton Residences, Boston, South Station Tower sets 166 homes 450 feet above the city's busiest transit hub, finished in autumn 2025 with some of Jeffrey Beers's last interiors. Waldorf Astoria Las Vegas Residences — 225 homes above a hotel with no casino — were Mandarin Oriental residences until the building was sold in 2018; the record carries both brands and the date. The Summit Club, Discovery Land's members' community under Red Rock Canyon, is sized differently by every source, from 555 acres to 600 and from 137 houses to 270.
