A private body holds a veto over the purchase, and no other record in this register can say that. A buyer of any property at Ocean Reef — including a dock — must become an equity member to use the club. Three existing equity members must sponsor the candidate, and the membership must be approved before closing. If it is not, the owner may not re-apply for five years. Six-figure initiation, annual dues.
The register has recorded licences that can be revoked, tenures that cannot be freehold, berths that do not convey and a national government refusing an exemption. This is the first where the obstacle is a neighbours' committee — and it is a harder one than the Swiss Federal Council, because there is no appeal.
Two and a half thousand acres on the northern tip of Key Largo, water on three sides and a single guarded road. A fishing camp in 1948, a club in 1969, member-owned since 1993: about 1,700 equity members across roughly 1,700 estates, golf homes, condominiums and boat slips, with two eighteen-hole courses, a marina, a private airport, a medical centre and a dress code. A club-owned, club-managed rental programme lets members place a residence into managed inventory billed through the member account.
Who it is not for
Not for a buyer without three sponsors: the contract can complete and the club can still say no, and the penalty is five years. Not for anyone who wants to let the house freely — the rental programme is the club's.
