The atlas disposed of this in one sentence and the register adopted it. *An equity club where a lot must be bought and a house built is a membership with a location.* That ruling, in BA-E-004, is why this is a development record and not a place — and it is a better instrument than the register's own §11, which requires a judgement each time.
Kūkiʻo Golf and Beach Club sits beside the Four Seasons on the Kona-Kohala coast. Membership is exclusive to residents of Kūkiʻo, Maniniʻōwali and the sister property Kaʻūpūlehu — it conveys with ownership, as at Hualālai next door, rather than requiring sponsorship as at Ocean Reef.
An eighteen-hole Tom Fazio championship course on the slopes of Hualalai, a ten-hole Fazio short course, a clubhouse, spa, dining pavilion, beach bar and an ocean sports programme.
Who it is not for
Not for a buyer who wants the club without building: a lot must be bought and a house built. Not for anyone comparing with Ocean Reef — the same amenity, an entirely different gate.
