A maison brand running a hotel and a residence programme inside a building it did not develop, own or design. Emaar built the Burj Khalifa; Giorgio Armani furnished 144 apartments on its lower floors and put an Armani hotel beneath them. The tower is the landlord, the marque is the tenant, and the buyer gets both.
It is also one of the earliest maison residences anywhere — completed December 2009, before the category had a name — and among the very few in this register old enough to have been resold through two full cycles. Residential lifts are separate from the tower's, which is the whole privacy proposition in a building that receives millions of visitors a year.
The floor range is contested and the register carries the disagreement. Four sources place the residences on levels 9 to 16; one puts them on 6 to 19. The majority reading is on the record and the outlier is noted, because in a building this famous an error repeats for fifteen years unless somebody writes down that it is one.
Who it is not for
Not for a buyer who wants quiet arrival: this is the base of the world's most visited building, and the separate lifts solve the lobby, not the street. Not for anyone who wants space — the residences are one and two bedrooms, and the scale here is the address rather than the apartment.
