Developer: Danube Properties, known for the '1 per cent' instalment plans of its founder, Rizwan Sajan; here a third of the price is payable over 35 months after the keys.
Completion is published four ways — July 2026 on the developer's own page, the third quarter of 2026, January 2027 and the first quarter of 2027 — and the entry price as AED 850,000 and AED 1.369 million. The register holds it because it is a branded residence named in the research it reads; its scale and price are recorded so that nobody mistakes it for the villa estates beside it in this run.

Discovery Dunes, in Dubai South, admits only owners and only by invitation — 340 homes and plots from USD 7.5 million to about USD 50 million around a Tom Fazio course. Its own leading source gives 198 villas and 132 apartments, which make 330, not 340; two of the others are sponsored content, and the card says so. Fashionz by Danube is 790 furnished studios and apartments from AED 850,000 under the FashionTV name, with a third of the price due after the keys; its completion is published four ways.
