Como Residences
Palm Jumeirah, Dubai. A 300-metre seashell tower of seventy-six residences — and a penthouse priced two ways.
Seventy-six residences in a seashell-shaped tower on the trunk of Palm Jumeirah, the tallest on the island at about 300 metres, one or two homes a floor, a pool and viewing platform on the 71st. Nakheel, the master developer of the Palm itself, builds it through The Palm Jumeirah Company; construction began in September 2023 under a USD 490 million contract.
The penthouse sale was widely reported; one listing gives half the figure. A five-bedroom penthouse of 21,949 square feet was reported sold by Nakheel in January 2024 for AED 500 million (USD 136 million) — by a property research platform, which calls it the most expensive penthouse in the world, by a blog citing the Khaleej Times and Arabian Business, and by a brokerage that ranks it the second-highest residential transaction in Dubai. A brokerage listing gives the penthouse at up to AED 250 million. No Land Department record reaching the register shows the transaction; the register records it as reported. The floor count is 71 in some sources and 75 counting the podium; completion is the third quarter of 2027 or the second quarter of 2028; the entry price AED 21 or 33 million.
The name is Nakheel's, not a brand's. The Luxury Hospitality Library holds COMO Hotels and Resorts; no source consulted connects that group to this tower, and the register carries no brand on it.
Who it is not for
Not for a buyer who wants a hotel's services: this is an unbranded tower with concierge, not a branded residence.

22.09.2026 · Research intake, run 2 — four more from Dubai
Como Residences, Nakheel's 300-metre tower on the Palm, carries the run's loudest disagreement: one research platform reports the penthouse sold for AED 500 million, a brokerage lists it at up to AED 250 million. Neither is a registered transaction, and the card says so. The Library holds COMO Hotels and Resorts; nothing connects that group to this tower, and the record carries no brand. Karl Lagerfeld Villas in Meydan — fifty-one villas each laid out around a runway — is by the sources' count the brand's third residential project, and the register already holds one of the others, in Marbella.
22.09.2026 · Sources re-read: links restored to nineteen records, and five cards corrected
Four Seasons Private Residences Los Angeles: the card said the penthouse was asked at USD 75 million and later at USD 50 million; it in fact sold in February 2025 for USD 15 million, as an unbuilt shell, and the later USD 50 million figure was a stale repetition. FIVE Palm Jumeirah Residences: the card said Viceroy left with no reason given; the takeover was contested in the DIFC Courts, which ordered Viceroy reinstated, and then in Los Angeles. Como Residences: the AED 500 million penthouse sale is reported by several outlets, not one, though no Land Department record reaching the register shows it.
